Meeting opened with the discussion of Board Member Roles & Responsibilities:

Ben Bunker – President & Communications

  • Communications: Website updates, bulk texting service if needed, email monitoring and responses
  • Spill over tasks

John Walsworth – Treasurer

  • Monitoring monthly reconciliation reports for charges etc
  • Prepping annual proposed budget for the next year

Randy Whitaker – Property Officer

  • Specific jobs that need to get done in the neighborhood (ie. drainage issues)
  • Point of contact for Landscaper

Brooke Nawaya – Secretary

  • Meeting minutes, share w/ everyone after meeting, they’ll get approved and Ben will publish to website:  crystalfirs.com
  • Driving the preparation for the annual meeting with property management company  

Action items list:

New Signage –  Agreed that we need something that is able to be cleaned easily from graffiti  

  • Randy will work on getting in contact w/ different companies for bids.  
  • Brooke will see what info she has from previous sign renderings and companies.  She will also get in contact w/ Steve to see if he or his company could help with metal work.

Fences needing replaced / repaired along Kent Kangley – This is a homeowner responsibility.  

  • Ben will take a walk through again to see what fences still need to be fixed and then we can discuss actions will be taken next.

Junk Pile – There are 1 or more junk piles needing to be removed

  • Randy will double check how many piles there are.  If reasonable, he will take care of it himself and will submit the bills to us.  If there are too many he can check into junk removal service.

Bylaws – Ben published the bylaws to the website.  

Century 21 rates – They have brought up increasing our rates soon.  They stated we are paying about ⅓ of their other customers.  We will discuss at a later date if we’d like to look at other companies.

  • Ben will try talking to them and explain our R&Rs

Open Discussion:

  • Who gets the reconciliation report from Century 21:  John w/ contact Rhea and ask her to sent the report to the HOA email.  HOA@crystalfirs.com
