The Annual meeting opened with the discussion of if we have enough people in attendance or enough proxy votes for a quorum. Per Liz, we’d need 34% therefore we need 16 people to make a quorum which we did not meet.
Due to not meeting the quorum, we will default to using this year’s budget (2021) and not the updated 2022 budget.

Financial Report:
- John went over the budget along with Liz
- We currently have 13 rentals and 35 owners in our neighborhood
- John discussed the Reserve study. This is where we have someone come out and look at everything we maintain or have to fix and see the cost of depreciation over the next 30 years.
Projects:
- Randy talked about the difficulty in finding a company to complete the replacement sign project. Liz brought up contacting Sign Pro’s to see if they’d be able to help.
- There was discussion on the area between the sidewalk and the street to potentially return it to the responsibility of the home owners to maintain but not before it was brought back to an easier state to maintain than it is currently. This will be added to the agenda for next year’s HOA Board to discuss.
- Adding a facebook group – Jessica
- Monday normal meetings
2022 HOA Board:
- Ben announced that he is stepping down and taking a break from the board
- Randy Whitaker, John Walsworth and Brooke Nawaya will continue on the board
- No other meeting attendees committed to joining the board at this time but the message will be spread to others in the community that the board is in need of more members.
Open Floor:
- Due to the fact that the current standing HOA Board president Ben is leaving and nobody currently on the board wants this position we asked that Liz take part in the meetings to give guidance. Liz agreed to attend quarterly meetings at no additional cost to the community.
- The current board will communicate and make plans for the first Board meeting of the year.
