MEETING MINUTES CRYTSTAL FIRS BOD MEETING JAN 16th, 2018 – 1:00 PM – 2:00 PM
1. TREASURER’S REPORT:
a. Total spend for 2017 was under budget.
b. There were significant increases in the landscape requirements.
i. Grade adjustments to prevent water runoff from open area into D1L45
ii. Blackberry removal and debris removal from common area
iii. Replacement Tree transportation & Installation
c. 2018 Budget – voted on and approved May 24th 2017
2. 2017 PROJECTS UPDATE:
a. Neighborhood Security – Fence Installation completed between lots 32 & 46
b. Open Recreation Space – Initial clearing and grading completed
c. National Night Out – Well Attended
d. Annual Garage Sale – NA – Need Support in 2018 to continue this annual event
e. Website – Community Communication – Active and Functioning
3. LANDSCAPING PROJECTS:
a. Maintenance
i. Ongoing Maintenance – Need 2018 Contract for Monthly & Annual Service
b. Repair
i. Open Recreational Space – Additional Grading and Maintenance Required
ii. New Landscape Plan Required for 2018 – TBD
c. Replace
i. Fencing – Status and Maintenance
ii. Multiple requests regarding ownership of fencing especially next to
Common areas. Home owners are responsible for fencing.
iii. A request to discuss maintenance, design change and replacement will be
added to the HOA Meeting in April
4. NOMINATION & ELECTION OF OFFICIALS:
a. Nominations & Volunteers – Two individuals have stepped forward. The BOD is considering appointing them to the board prior to April 18th meeting.
5. IMPORTANT FUTURE DATES:
a. CF HOA Meeting 4/18/18, (Request received to have additional association meetings during the year will be addressed at this HOA meeting)
b. BOD Meetings currently scheduled for 7/18/18, 10/17/18
c. National Night Out, Tuesday August 7th 2018

a. Grass & Landscape Maintenance – To water or not to water?
b. Parking Restrictions – Can we park our cars on the street?
c. Basketball Hoops – Can we have basketball hoops on our property?
d. Fencing – Will HOA cover costs of fencing in Common Areas? 272nd?
e. Open Area Landscape Plan – Water Runoff – Next steps
f. CC&R and R&R governing document enforcement
g. Irrigation Plan for 2018
h. Asphalt Maintenance – Easement Responsibility – Next Steps
