July 25, 2020 Via Face Time

Present: Ben Bunker, Harman Bajwa and John Walsworth

Called to order 9:00 am.

Reports: John presented a financial report provided by Century 21. It included income statements for January through June, and a more detailed statement for the month of June. We were over budget year to date due to the maintenance costs of the drainage problem in the pond area and the replacement cost of one mailbox unit. On the plus side, the changing of Landscaping company will decrease our monthly expense by about $400. We also received a list of homeowners that have not paid their June assessment as of July 22, 2020. The report was accepted, and we will follow up with Century 21 for a few clarifications.

President’s Action Items:

  • John will follow up with Century 21 whether they or we send reminders about homeowners’ late payments for assessments. He will also ask whether our insurance sent a check for mailbox replacement.
  • Harman will contact Tim’s Landscaping for quotes on landscape amendments on the strips where our street trees are planted.
  • Fence repairs: The board will make note of fence repairs needed to be made on the weekend of August 1st. We will contact the owners directly and ask that repairs be made.
  • Crystal Firs sign: Due to financial constraints, we cannot replace the existing sign. John will research ideas to improve the space at a low cost. Suggestions are welcome.
  • Communication changes: We deleted the passwords requirement to access the Crystal Firs websites. In order to reach more homeowners, we are now using Century 21 contact list for our bulk emails.
  • We cut down a dead street tree and put on “Gators” on three struggling trees on 273rd
  • Little Free Library request: The homeowner has not responded to the board’s letter asking for specifics for the project.
  • Whitney Mullins has resigned from the HOA board on June 30 and John Walsworth took over the role of Treasurer.
  • We have a new associations manager at Century 21: Liz Devall.
  • We had an ACC application for painting the exterior of the house on lot #45. The request was approved.
